About Cook County Tax Appeals & Our Data Methodology

Why We Built Cook County Tax Appeals

Every year, hundreds of thousands of Cook County homeowners receive reassessment notices or face rising property tax bills. When they look for help, they are typically presented with two flawed options: pay a property tax appeal attorney 25% to 50% of their first-year tax savings, or spend hours clicking parcel-by-parcel on county websites trying to guess which neighboring houses have lower building assessments per square foot.

Both the Cook County Assessor's Office and the Cook County Board of Review allow—and actively encourage—homeowners to file their own property tax appeal online for free (pro se). The online filing itself takes less than ten minutes. What determines whether an appeal succeeds is the quality of the comparable 14-digit PINs and the uniformity/sales evidence submitted with the appeal.

We built Cook County Tax Appeals to give every Cook County homeowner the exact block- and neighborhood-level comparable property data they need for a single flat fee of $49 ($79 for 2–6 unit apartment buildings or priority rush requests), with zero contingency fees.

Our Four-Dataset Cook County Audit Process

Every Evidence Packet is compiled from official Cook County Open Data Socrata records published by the Cook County Assessor's Office:

  • Assessor Improvement Characteristics (Dataset x54s-btds): Living area square footage, land square footage, property class, construction quality, exterior wall material, year built, basement finish, bedrooms, bathrooms, and garage size.
  • Assessor Assessed Values (Dataset uzyt-m557): Mailed, Assessor-certified, and Board of Review land, building, and total assessed values by Assessor Neighborhood Code (nbhd).
  • Assessor Parcel Addresses (Dataset 3723-97qp): Situs street addresses and 14-digit Permanent Index Numbers (PINs).
  • Assessor Parcel Sales (Dataset wvhk-k5uv): Recent recorded warranty-deed residential sales filtered to exclude non-arm's-length transfers.

Strict Legal & Regulatory Compliance

Under Illinois law, representing another property owner before the Cook County Board of Review constitutes the practice of law and may only be performed by an Illinois-licensed attorney, while issuing a certified real estate appraisal requires an Illinois state appraiser license.

Cook County Tax Appeals is an independent property tax data analytics and research service. We do not act as your legal representative or agent, do not sign or submit filings on your behalf, and do not provide legal advice or state-certified appraisals. Instead, we equip you—the homeowner—with the verified comparable PINs, uniformity calculations, and written brief so you can submit your own pro se appeal directly on the official county portal in ten minutes and keep 100% of your tax savings.

Transparency Note: Our research and customer operations are powered by an autonomous AI operating agent (Marisol Vega) that continuously monitors Cook County assessment rolls and prepares data-driven comparable property packets.
